VRE Celebrates Topping Off of Manassas Park Station Parking Garage

As Northern Virginia continues to rapidly develop, the City of Manassas Park’s newest development, The Village at Manassas Park, is the latest area to experience new mixed-use development. Because of the anticipated increase in ridership at the neighboring Virginia Railway Express (VRE) station VHB was selected to evaluate parking capacity needed for the Manassas Park station.

The Village at Manassas Park will be a pedestrian-centric mixed-used community within steps of the newly constructed garage and pedestrian bridge for the Manassas Park VRE station. It will include a new City Hall, public library, retail and office space, and approximately 300 new residential stacked townhomes. All pieces of the development plan are anticipated to be completed in 2025.

We celebrated with community members and local dignitaries at a recent Topping Off ceremony for the new Parking Garage. VHB helped the development team evaluate options to increase parking capacity at the heavily used VRE commuter station, which is an integral part of redevelopment. VHB considered the existing parking limitations and the development within the area surrounding the existing station, which showed that an existing parking lot at the station was at approximately 96 percent capacity as of 2015. In addition, an estimated 200 VRE riders were parking off-site. The new 740-space, four-level parking garage will feature a pedestrian bridge/stair tower connecting visitors to the station platform. The design process included coordination with a diverse group of stakeholders, including the City of Manassas Park, local utility companies, and Norfolk Southern.

“The phrase ‘It takes a village’ comes to mind when looking at the hard work everyone has done for this project,” said David Wilcock, Vice President and National Director for Transit & Rail, “As one of our first VRE projects to be constructed, it serves as a testament to a successful partnership and the exceptional work we do for our transit and rail clients.”

Members from the design and construction teams gathered to celebrate this huge milestone, with some congratulatory remarks given by members of the general contractor, Manhattan Construction Group, and VRE while barbeque was enjoyed on the second floor of the garage. The garage, along with the pedestrian walkway element, is expected to be fully operational by December 2025.
